Holly Springs Hardwood Market
Two Very Different Hardwood Situations in Holly Springs
Holly Springs is not a single flooring market. Master-planned communities like 12 Oaks have solid wide-plank white oak now reaching their first refinish. Newer communities built over slab often have engineered hardwood that requires individual assessment before any sanding begins.
Includes
12 Oaks, Braxton Village, Sunset Ridge, Bridgewater, Holly Ridge
We installed the original hardwood floors in 12 Oaks when that community opened. Wide-plank white oak dominates both the installation and the refinishing market here. These floors are now 10 to 15 years old and coming in for their first refinish. Homeowner standards in this market are high. Water popping is non-negotiable on every stained floor, and we apply sample colors on your actual floor before any full-floor commitment.
Includes
Crenshaw, Harmony, Bass Lake, Holly Glen
Newer Holly Springs communities built over slab frequently feature engineered hardwood rather than solid. Engineered products must be individually assessed for refinishability because wear layer thickness varies significantly by product and price point. Some can be refinished once or twice. Others cannot be sanded safely at all. We measure wear layer during the in-home assessment and give you a direct answer before any recommendation is made.

How We Work
Our Refinishing Process
The same structured process on every job, whether it is a first refinish on white oak in 12 Oaks or a floor assessment in one of Holly Springs' newer communities.
Free In-Home Assessment
We visit your Holly Springs home, measure the space, and assess your floors following NWFA standards. For 12 Oaks and similar master-planned communities, we check wear layer on white oak floors installed 2005 to 2015 that are now coming in for their first refinish. For newer communities with engineered hardwood over slab, we assess refinishability and stain suitability before making any recommendation.
Prep and Dust Containment Setup
Furniture is removed from the work area. We hang plastic over doorways, keep HVAC vents open to maintain conditioned air circulation, and set up air scrubbers with external filters on your air returns before sanding begins.
Sanding
We use our Bona PowerDrive planetary sander and Lagler Hummel drum sander paired with Festool HEPA vacuums and cyclonic dust separators. The PowerDrive is particularly effective on wide-plank white oak where uniform material removal across the broad face is the priority.
Water Popping and Stain Application
Every stained floor is water popped. We apply sample colors directly on your floor under your actual lighting conditions so you see how each option reads before committing to the full floor. This step is especially important on wide-plank white oak where grain variation makes color preview critical.
Finish Coats
We apply a sealer coat followed by multiple finish coats, sanding lightly between coats. Water-based systems only: Bona Traffic HD, Bona Mega, and European Collection hardwax oils. No oil-modified polyurethane.
Final Walkthrough and Warranty
We inspect the finished floor with you before we leave. Every refinishing project is backed by a five-year workmanship warranty, documented in your written proposal.
Why 12th And Oak
What Sets Us Apart for Holly Springs Homeowners
Izral Daniels, owner and Bona Certified Craftsman, has been refinishing floors in Wake County since 2002. We installed many of the original floors in 12 Oaks and know those products well. Holly Springs is a premium market with premium expectations -- homeowners here have done their research, and they can tell the difference between a contractor who water pops and one who does not.
Water popping is the step that separates good stain jobs from exceptional ones. We mist every stained floor before stain goes down. On wide-plank white oak, skipping this step produces uneven color that is immediately visible across the broad face of the plank. We do not skip it, and we consider it standard practice rather than a premium add-on.
We work exclusively with water-based finish systems: Bona Traffic HD, Bona Mega, and European Collection hardwax oils. We do not apply oil-modified polyurethane. Water-based finishes cure faster, amber less over time, and are lower VOC. On white oak, oil-modified poly produces a warm yellowing tone that most Holly Springs homeowners specifically want to avoid.
We Installed the Original 12 Oaks Floors
We were on the ground when 12 Oaks was built. We know the original products, the installation methods, and what to expect from those floors now that they are coming in for their first refinish. That history matters when assessing wear layer and stain suitability.
Water-Popped Stain Preparation on Every Stained Floor
Every stained floor gets water popped before stain application. This is standard practice on every job, not a premium add-on. The result is richer, more even color, particularly on wide-plank white oak where the grain variation requires careful preparation.
Bona PowerDrive Planetary Sander
We own one of fewer than 2% of these machines in the country. The planetary head removes material evenly across broad plank faces and removes less per pass than a drum sander. Both qualities matter on wide-plank white oak.
Three-Stage Dust Containment
Cyclonic dust separator at the sander head, HEPA filtration vacuums, and air scrubbers on your air returns. We run all three stages, not just one.
Five-Year Workmanship Warranty
Every refinishing project is covered for five years from the completion date. Documented in your written proposal. Most competitors offer one year on labor, if anything.

Frequently Asked Questions
Refinishing in Holly Springs typically ranges from $4.50 to $9.00 per square foot depending on floor condition, stain color, and finish system. Recoating starts at $2.00 per square foot. We carry a $1,500 project minimum. You receive a detailed written estimate after a free in-home assessment with no hidden fees.
Fifteen years is a very common point for a first refinish on white oak floors installed in 12 Oaks when the community opened. We installed many of those original floors and know exactly what product lines were used and what to expect. Wide-plank white oak at that age typically has plenty of wear layer remaining for refinishing. The surface finish has usually begun to show traffic patterns and UV fade by this point. A refinish brings the floor back completely and is a fraction of the cost of replacement. We assess wear layer during the free in-home assessment before making any recommendation.
Wide-plank white oak can stain unevenly if the floor is not properly prepared before stain is applied. The broader planks expose more grain variation, which means color reads differently across the face if the wood is not ready to accept stain consistently. We use water-popped stain preparation on every wide-plank stained floor before stain goes down. Water-popped stain preparation opens the grain and allows deeper, more even color absorption across the entire surface. We also apply stain samples directly on your floor under your home lighting conditions so you see exactly how the color reads before committing to the full job. This is standard practice on every stained floor we do.
Water popping is the process of lightly misting the bare sanded wood with water before stain is applied. The moisture temporarily opens the wood grain so stain penetrates more deeply and evenly. The result is richer color and more consistent coverage. This step is especially important on wide-plank white oak, which is the dominant species in 12 Oaks and most newer Holly Springs communities. Many contractors skip water popping because it adds time. We do it on every stained floor, and we consider it non-negotiable on premium white oak.
It depends on the product and how much wear layer remains. Engineered hardwood varies widely by manufacturer and price point. Some engineered products have a wear layer thick enough to support one or even two refinishes. Others do not have enough material and should not be sanded. We measure the wear layer during the free in-home assessment using a calibrated gauge. If your floors cannot be safely refinished, we will tell you that directly and explain the options. We do not sand floors that should not be sanded.
We work exclusively with water-based finish systems. Our primary products are Bona Traffic HD, Bona Mega, and European Collection hardwax oils. We do not apply oil-modified polyurethane on any project. Water-based finishes cure faster, produce lower VOC during application, and do not amber over time. On white oak specifically, oil-modified polyurethane produces a warm yellow tone that conflicts with the cool, natural look most Holly Springs homeowners are going for. Hardwax oil is available as an alternative finish system for homeowners who want a more matte, European look.
Most refinishing projects take four to five days: two days for sanding, half a day for staining if applicable, and two days for finish coats and curing. Many customers stay in their homes during the process. We run a three-stage dust containment system with HEPA filtration, and our water-based finishes are low VOC and fast drying. We discuss your specific floor plan and situation during the assessment so you can plan around the project timeline.
Yes. Every refinishing project is backed by a five-year workmanship warranty covering the quality of our sanding, staining, and finish application. The warranty is documented in every written proposal. If a workmanship issue arises within five years of the completion date, we return to address it at no charge. Most competitors offer one year on labor, if anything at all. Our five-year commitment reflects our confidence in our process and our equipment.
