This Cary hardwood refinishing project brought original 3.25-inch red oak floors from the late 1980s back to bare wood, finished with a custom blended stain, Bona IntenseSeal, and two coats of Bona Traffic HD. Custom flush-mount hardwood vents were manufactured to match the floor exactly, replacing the builder brass registers throughout.
The Challenge
Lochmere red oak from the late 1980s and early 1990s is exactly the wood that rewards precision over power. These 3.25" boards had accumulated enough past sandings to make every pass count -- remove too much and you compromise the wear layer permanently. The old finish had ambered and worn unevenly across the open-plan living area, and the existing brass floor vents were completely out of place with what the homeowners wanted the floor to become. The custom stain blend also had to work on 3.25" red oak, a species that stains less predictably than white oak and punishes uneven water popping.
What We Did
We sanded the entire floor to bare wood, taking care with material removal across the field given the age and previous sanding history of these boards. Water popping was done thoroughly before stain -- red oak at this width absorbs unevenly without it, and the custom color blend we were using had to read consistent wall to wall. Bona IntenseSeal went down as the sealer coat to lock the stain and build a uniform foundation, followed by two coats of Bona Traffic HD. While the finish work was underway, we cut, fitted, and finished custom flush-mount floor vents to match the installed red oak -- same species, same stain, same finish system. The brass is gone. The vents sit flush with no visible fasteners and read as part of the floor.

Common Questions
How do you refinish older hardwood without removing too much material?
Older red oak from the late 1980s and early 1990s has typically been sanded at least once before and has a limited wear layer remaining. We use the Lagler Hummel drum sander with calibrated grit sequencing to remove finish without taking excessive material from the boards. Each grit stage is inspected before moving to the next. The goal is a clean, flat surface with as much wear layer preserved as possible.
Why is water-popped stain preparation especially important on red oak?
Red oak has an open grain that absorbs stain unevenly if the surface is not properly prepared. Without water-popped stain preparation, you can end up with blotchy or inconsistent color, particularly noticeable with custom blended stains that sit between standard commercial options. Water popping opens the grain cells evenly across the entire surface so stain absorbs consistently wall to wall.
What are custom flush-mount hardwood floor vents?
Custom flush-mount vents are floor registers cut from the same species of hardwood as the floor, stained and finished to match, and fitted to sit perfectly flush with the surrounding boards with no visible fasteners. They replace the standard brass or painted metal registers that come with builder grade HVAC systems. In the Lochmere project, the old brass registers were removed entirely and replaced with custom red oak vents finished in the same custom stain and Bona Traffic HD as the surrounding floor.
What is Bona Traffic HD and how durable is it?
Bona Traffic HD is a two-component water-based polyurethane classified as commercial grade. It cures significantly harder than standard one-component residential finishes and holds up under both residential and commercial foot traffic. It resists scuffing under normal use and does not yellow over time. Full cure takes 3 days under normal temperature and humidity conditions.
Can I refinish late-1980s red oak in Cary if it has been sanded before?
Yes, in most cases. The determining factor is how much wear layer remains on the boards. A standard 3/4-inch solid red oak board starts with roughly 5/16 inch of usable wood above the tongue. Each sanding removes a small amount. If the floor has been sanded once or twice before, most boards still have enough material for another refinish. We assess the wear layer at the start of every job before committing to a full sand.
