Clayton Hardwood Market

What We See in Clayton Homes

Clayton is our primary market and the city we know most deeply. The flooring conditions here span a wide range depending on the age and location of the home. Historic Downtown Clayton contains original heart pine and old-growth red oak floors that are 80 to 100 years old. These floors have tremendous character but require careful wear layer assessment before any sanding is recommended. Oversanding a historic floor is irreversible.

Established communities like Glen Laurel, Riverwood Athletic Club, and Neuse Colony were built primarily in the 1990s and early 2000s. These homes typically have original site-finished red oak that has been lived on for 20 to 30 years and is now entering its first or second refinish cycle. Many are excellent candidates for a stain change using water popping to achieve richer, more even color.

Newer planned communities like Flowers Plantation, Tuscany, and Portofino reflect the current shift toward wide-plank white oak in Johnston County. These floors often come from earlier phases when finish quality was variable, and refinishing them properly the first time makes a significant visible difference.

Our Process

How a Clayton Refinishing Project Works

01

Free In-Home Assessment

We visit your Clayton home, measure the space, assess the wear layer remaining on your floors, and discuss your goals. Historic Downtown Clayton floors receive extra scrutiny before any sanding recommendation. You leave with a written estimate and timeline.

02

Prep and Dust Containment Setup

Furniture is removed from the work area. We hang plastic over doorways, keep HVAC vents open to maintain conditioned air circulation, and run air scrubbers with external filters on your air returns before the first sander starts.

03

Sanding

We use our Bona PowerDrive planetary sander and Lagler Hummel drum sander paired with Festool HEPA vacuums and cyclonic dust separators. The PowerDrive removes less material per pass than a drum sander, critical for protecting thin wear layers on older Clayton floors.

04

Water Popping and Stain Application

Every stained floor is water popped before stain goes down. We mist the bare wood to open the grain, then apply sample colors directly on your floor so you see exactly how each stain reads in your specific lighting before committing to the full floor.

05

Finish Coats

We apply a sealer coat followed by multiple finish coats, sanding lightly between coats. We work exclusively with water-based finishes: Bona Traffic HD, Bona Mega, and European Collection hardwax oils including Rubio Monocoat. No oil-modified polyurethane.

06

Final Walkthrough and Warranty

We inspect the finished floor with you and do not leave until you are satisfied. Every refinishing project is backed by a five-year workmanship warranty from the day the job is complete.

Common Questions

Frequently Asked Questions

Refinishing in Clayton typically ranges from $4.50 to $9.00 per square foot depending on floor condition, stain color, and finish system. Recoating starts at $2.00 per square foot. We carry a $1,500 project minimum. Clayton is our home market, and we provide written estimates after a free in-home assessment with no hidden fees.

Most refinishing projects take four to five days from start to finish: two days for sanding, half a day for staining if applicable, and two days for finish coats and curing. Recoating is typically completed in a single day. We provide a specific timeline during your free assessment.

Yes. Historic Downtown Clayton homes contain original heart pine, red oak, and early white oak that can be 80 to 100 years old. The wear layer on these floors is finite. Before any sanding recommendation, we measure the remaining wear layer, assess board stability, and evaluate previous finish layers. The Bona PowerDrive planetary sander removes less material per pass than a traditional drum sander, making it the right tool for these floors. We assess every historic floor individually.

Many customers stay in their homes during refinishing. We run a three-stage dust containment system including HEPA filtration and air scrubbers. Water-based finishes have low VOCs and dry quickly, typically allowing re-entry within a few hours of each coat. We will discuss your specific situation and layout during the assessment so you can make an informed decision.

Refinishing means sanding the floor down to bare wood, then applying stain and fresh finish coats. It is the right choice for floors with deep scratches, water damage, discoloration, or when you want a color change. Recoating (screen-and-recoat) involves lightly abrading the existing finish surface and applying a fresh topcoat without sanding to bare wood. Recoating is faster, less expensive, and does not alter the stain color. We assess which option is appropriate during the free in-home visit.

Water popping is the process of lightly misting the bare sanded wood with water before applying stain. The moisture temporarily opens the wood grain, allowing stain to absorb more deeply and evenly. The result is richer color, better coverage, and a more consistent finish across the full floor. Many contractors skip this step because it adds time. We water pop every stained floor, every time.

The approach differs based on what is under your feet, not just the neighborhood. Newer construction in Flowers Plantation and Glen Laurel typically features engineered hardwood or site-finished solid oak from the 2000s and 2010s. These floors are often entering their first refinish cycle and respond well to stain changes, including water popping for deeper color. Older Downtown Clayton and Wellesley homes with original hardwood require wear layer assessment and more conservative sanding to protect finite material. We read the floor, not the zip code.
