Walker Run sits just behind the Flowers Plantation area, and the housing mix reflects it: newer construction on crawl space foundations with builder-grade red oak, alongside older homes with original hardwood that has 30 to 50 years of seasonal movement and finish history. We know what to expect in both cases and assess accordingly.
The historic downtown district is a different category. Antique heart pine requires slower sanding and a lighter cut than modern oak. We have refinished these floors and understand the species. Matching new material to existing heart pine is difficult and we are honest about that up front.

Selma's historic downtown district has some of the oldest hardwood floors in Johnston County. Antique heart pine in these homes is old-growth material, dense and resinous, with a depth of color that decades of UV exposure have developed into something no new product can replicate. We have refinished these floors and understand the sanding discipline and finish approach the species requires. When new installation is needed in a historic downtown home, we assess what is compatible with the existing character and work within that.
Walker Run, Baylee Ridge, and Victoria Ridge represent a different part of Selma's housing mix: newer crawl space construction from the late 1990s through the 2010s with builder-grade 2.25-inch and 3-inch red oak. These homes are now 15 to 25 years old and homeowners are either refinishing the originals or replacing into additions and bonus rooms. We know the construction era and what material was used.

Crawl Space, Slab, and Historic Conditions in Selma
Selma has a range of foundation types depending on neighborhood age and location. Walker Run sits near the Flowers Plantation area and includes both newer crawl space construction and mixed-foundation homes. Baylee Ridge and Victoria Ridge have a mix of crawl space and slab construction. Older homes near historic downtown Selma are typically crawl space foundations with original flooring that may include antique heart pine or red oak.
Newer Selma communities have slab-on-grade construction where we use engineered hardwood with dual-meter moisture testing and a roll-on moisture barrier where readings require it. The historic downtown district requires a different approach: antique heart pine must be sanded slowly with lighter cuts than modern red oak to avoid removing too much of the remaining wear layer. We assess the feasibility of heart pine refinishing or repair during the in-home visit and will not oversell a project the existing material cannot support.
Humidity and Acclimation in Selma
Selma's humid summers and dry winters create significant seasonal movement in hardwood. Every floor we install must acclimate inside your climate-controlled home for a minimum of 5 to 7 days before installation begins. Rushing acclimation is one of the most common causes of buckling in summer and gapping in winter. We schedule acclimation time into every project and do not compress it to hit a faster move-in date.

Site-finishing is the right choice when matching original flooring in a historic Selma home, or when a custom stain color on new white oak is the goal.
Prefinished hardwood arrives factory-finished and installs faster. We install both. All site-finished work uses water-based finishes only: Bona Traffic HD for high-durability applications and Rubio Monocoat or Natura OneCoat for a natural hardwax oil look. No oil-modified polyurethane on any job.
